Beautiful full house renovation with contemporary brick extension

Transformation of a John Lawrence semi-detached villa in Kelvindale

The Challenge

This was was a two phased project - in the background the extension drawings were prepared and planning / warrant permissions sought. In the meantime, the house underwent a full renovation with a rewire, bathroom, flooring, plastering, decoration, new boiler and ch system.

The warrantable work comprised of a new rear extension comprising an open plan kitchen with dining area, plus a study. It included the reconfiguration of the ground floor to accommodate a new shower room and utility room. 

The outside garage needed removed and landscaping work carried out within the their steeply sloping garden space.

The Solution

The groundworks were intensive as the outside rear space was on a steep slope which made access tricky. We removed a garden wall and backfilled the slope with type 1 to allow machines to get on site.

Our team uncovered multiple main drainage lines running under the house which they carefully relocated. Foundations were then poured, steel erected, slapping formed and the underbuild completed before our team of joiners moved on site.

The timber kit was quickly erected and roof formed, all whilst our clients lived in the house.

Further works included a new upstairs bathroom, refurbish interior throughout house, full rewire, new central heating system and new boiler, supply and fit new flooring, kitchen, utility, shower room and new office space.

The Results

The house has been completely transformed top to bottom. The downstairs space works perfectly together with the bright airy kitchen diner and beautiful separate study, both with views out to the landscaped garden.

The space flows seamlessly from one area to the next with high quality finish throughout.

The external finishes use brickwork and timber. The large bifold doors fold out to join the indoor and outdoor spaces. The clients can now enjoy their outdoor space with places to sit in the sunshine.

Our project really was old house to new house. A full renovation top to bottom, and an extension transformation both outside and in to compliment our working pattern and lifestyle.
